Marinas are one of the few infrastructure projects that reliably re-price a coastal market. Since Marina Flamingo opened its full-service operation — the first of its kind on the Gold Coast — Playa Flamingo has shifted from a quiet luxury beach town to the anchor of Guanacaste's premium corridor.

Why a marina moves prices
A working marina attracts sport-fishing tourism, yacht services and the hospitality that follows them — restaurants, provisioning, charter offices. That spending supports higher nightly rates for nearby rentals and creates a service economy that keeps values resilient between tourism cycles.
- Sport-fishing and charter demand fills shoulder-season occupancy
- Marina-adjacent commercial space is scarce and tightly held
- Luxury buyers anchor comps: the top of the market pulls the middle up
What to buy — and what to be careful with
The strongest performers are ocean-view condos walkable to the marina and titled hillside lots with build-ready infrastructure. If you prefer new construction in the same corridor, Arcadia Brasilito — ten minutes south, beside Playa Conchal — is the reference pre-construction project. Be careful with older buildings priced on view alone: HOA reserves and concrete-rehab costs on salt-exposed structures can erase two years of rental income.
